What is land banking and how does the business of land banking work?


Aggregating contiguous parcels of land for future sale or development at current market prices or less, through one of multiple owners is known as land banking. A land aggregator collects land by keeping track of the topological and geographic areas that are ideal for investment based on demographic and social infrastructure. In most cases, the aggregator receives the land in an unprepared state. The Aggregator then compiles the title reports, property boundaries, zone regulations, conversions, registrations, approvals, and sanctions for the land, and gets the necessary documents and requirements in place by receiving the required sanctions from the governments bodies. Following which, the Land aggregators purchase land, wait for it to increase in value, and then sell it to investors, developers, and other interested parties for a healthy profit.

Land banking models in India


Trade: This model allows for land to be traded as a commodity. Land is acquired and is traded either on ‘As Is Where Is Basis’ or after carrying out necessary measures to appreciate the value of the said land parcel and is then traded.


Joint development: As Land Aggregation is often a complex initiative, that requires developments, approvals and liaising with several agencies, Developers and Organizations provide the tasks to the professionals. Herein the land owners and developer combines resources, to achieve the desired results and thereby share the responsibilities and revenue respectively.


Land leasing: This model is generally adopted for a long lease of the property, where land owners offer the land without any development. Mobilizing land through leasing contracts is less expensive than through the buying and selling model. Here, the land aggregator works as a middleman between land owners and the third party, to process lease contracts, provide guarantees to the procedure and to process the mobilization of land.


Public Private Partnerships (PPP): Public Private Partnerships are models in which private sector developers, organizations in conjunction with the Government, create and develop projects that is mutually beneficial for both parties involved. Several such schemes exist, and are propelled, as developers are able to bring in quality, cost controls and executive timelines, whereas the Government is able to provide lands, incentives and approvals for the development of such mutually beneficial projects.
